Summary Description

This position provides professional planning support for Planning and Development department functions and performs varied professional planning, plan review, permit processing, and zoning administration duties. An incumbent in this position may be designated “Senior Planner.”

Job Duties/Responsibilities

• Reviews subdivision plats, plats of survey, land division requests, and development cases, including those related to conditional use permits, subdivision plats, variance requests, amendments, and rezoning requests for compliance with current land development regulations.
• Carries out special assignments related to the department’s annual work program and implements long-range plans.
• Prepares reports and presentations for the Planning and Zoning Commission, the Board of Adjustment, and the Board of Supervisors.
• Mails notices for public hearing and prepares legal notices as required.
• Reviews more general permit applications, including zoning, floodplain, and grading permits; checks site plans for setback requirements, allowed uses, erosion control plans, etc.; issues permits as appropriate; conducts preliminary and final inspections.
• Communicates with the general public to provide information and answer questions; researches land records as needed.
• Uses GIS mapping tools to prepare maps for public notices and other purposes.
• Performs code enforcement duties when violations are identified during site visits and in response to public complaints.
• Assigns all addresses using GIS.
• Performs related duties as assigned.
